Your Realtor will search the local area for all homes for sale. They will include the Multiple Listing Service and homes for sale by owner. With the advent of technology, your Realtor should be able to email you a list of available homes for you to review. As you select the homes which interest you, make note of the MLS # of each home and share those with your Realtor. Your Realtor will be able to share personal knowledge of the areas of the homes you’ve chosen with regard to neighborhood information, proximity to shopping, etc.

After you’ve selected the homes you’re interested in, an appointment is made to tour each home. As you view homes, its important to talk to your Realtor, advising them your “likes” and “dislikes” about each home. This will enable your Realtor to get a better “feel” for what you’re looking for. As you preview each home, rank each home with ones you’ve previously seen as to how it meets your needs. Ranking homes enables you to narrow the search to a few homes from which you will be able to make your final selection.

What if none of the homes meet your needs? Make this known to your Realtor and ask for a wider selection of homes to preview. You may have to expand your search criteria – include new areas to consider, change some perceived “need”, increase the price of the home, etc.

As you search, you’ll eventually find a home which meets your “needs” and most of your “wants.”
