The contract also grants the Buyer reasonable access to conduct a final walk-through of the property prior to closing. This is not a contingency of the sale of the property but for purposes of satisfying the buyer that any repairs agreed to in writing have been completed and that the premises is in substantially the same condition as when the contract was signed.

The walk-through is scheduled with the listing agent and is usually 2 days prior to the signing of documents. Some buyers request the home inspector to return and do a final inspection to ascertain is all the agreed upon repairs have been completed.

If all repairs have been completed and the property is in the same condition as when the contract was signed, the buyer’s next step is signing documents – the closing.
