Boise Real Estate Sales Statistics – May 2017

Summer is here and although it still feels like spring, Boise real estate sales are hot! Every area had an increase in number of homes sold. And almost all areas have single digit Median Days on Market. The days of multiple offers and homes selling in a single day are back (actually have been for a while). It really is a seller’s market in the Boise area. New construction continues to do very well – most builders are overwhelmed with the number of build jobs they have in the works.

Boise Real Estate Sales Statistics – April 2017

Another good month of Boise real estate sales with 945 homes sold in April 2017. That’s up from March 2017 by 35 homes and up year over year 75 homes from April 2016. The most telling statistic is Median Days on Market. All area of Boise are single digit which tells me that we’re still having a serious shortage of homes for sale. I expect new construction to continue to do well throughout the summer and into next year.

Boise Real Estate Sales Statistics – March 2017

As I expected, real estate sales jumped dramatically in March 2017 with 910 homes sold. The pent up demand drove homes sales up 64% month over month (February vs March) with days on market continuing to fall in every area. Home prices continue to increase in every area. New construction continues to drive the market due to the lack of inventory in existing homes. I expect sales to continue to increase throughout the summer and into the fall as demand is exceeding supply.

Boise Real Estate Sales Statistics – February 2017

Homes sales in the Boise area are down again this month with 589 homes sold in February 2017. Can’t blame it on the weather this month but lack of inventory of existing homes continues to be a problem. Home prices are continuing their upward trend.

North Boise

Homes Sold – 28 (2 of which were new construction)
Median List Price – $387,950
Median Sales Price – $385,500
Median days on market – 8 days

Boise Real Estate Sales Statistics – January 2017

At first glance, you’d think that the Boise real estate market had gone off the cliff. Only 592 homes sold in January 2017. Compare that to last month when 901 homes sold. But to those of us who live here and recognize that we’ve had one of the worst winter in history, it’s understandable. When the snow started in December, it didn’t stop. Boise Real Estate Sales Statistics – December 2016

Another solid month for Boise real estate sales with 901 homes sold during the month of December 2016. That’s up from 725 homes sold in November and 863 homes sold in December 2015. The number of new construction homes sold was up substantially in all areas. That could be due to the lack of existing homes available for sale. Considering the weather that the Boise area has been experiencing during the month of December (and into January) the numbers are remarkably good.
