At first glance, you’d think that the Boise real estate market had gone off the cliff. Only 592 homes sold in January 2017. Compare that to last month when 901 homes sold. Boise Real Estate Sales Statistics – December 2016

Another solid month for Boise real estate sales with 901 homes sold during the month of December 2016. That’s up from 725 homes sold in November and 863 homes sold in December 2015. The number of new construction homes sold was up substantially in all areas. That could be due to the lack of existing homes available for sale. Considering the weather that the Boise area has been experiencing during the month of December (and into January) the numbers are remarkably good.

Boise Real Estate Sales Statistics – November 2016

At first glance it would appear that Boise real estate is slowing with only 785 homes sold during November 2016. Comparing that to the 985 homes that sold in October 2016, that’s a steep decrease. But other factors are at work here. First, it’s the holiday season when homes come off the market and don’t come onto the market because who wants to move during the holiday season. Boise Real Estate Sales Statistics – October 2016

Boise’s real estate market is continuing to soar with 985 homes sold in October compared to 926 homes sold last year. New construction is still strong with 245 new construction homes sold during October. Days on market continues to be low.

Just for fun I sought out some additional details about the overall market in Ada County. Since October 1, 2016, 1562 homes have been listed for sale in the Intermountain MLS. Boise Real Estate Sales Statistics – September 2016

Boise real estate is still booming with 1093 homes sold in September 2016. This number covers all of Ada county including the cities of Meridian, Kuna, Eagle and Star. New construction is still strong with 243 homes sold. Days on Market number continues to be low.

Homes Sold – 59 (3 of which were new construction)
Median List Price – $349,900
Median Sales Price – $349,000

Boise Real Estate Sales Statistics – August 2016

Boise real estate sales continue to be strong with 1129 homes sold in Ada County during August 2016. That’s down some from July when 1151 homes sold but it’s up from last year when 1103 homes sold. Days on Market continue to be low but I suspect that as the price of the home increases, so does the number of days on market.
