Boise Real Estate Sales Statistics – March 2017

As I expected, real estate sales jumped dramatically in March 2017 with 910 homes sold. The pent up demand drove homes sales up 64% month over month (February vs March) with days on market continuing to fall in every area. Home prices continue to increase in every area. New construction continues to drive the market due to the lack of inventory in existing homes. I expect sales to continue to increase throughout the summer and into the fall as demand is exceeding supply.

Here’s the breakdown for the various areas:

North Boise

  • Homes Sold – 46 (10 of which were new construction)
  • Median List Price – $373,450
  • Median Sales Price – $367,000
  • Median days on market – 14 days

Northeast Boise

  • Homes Sold – 22 (9 of which were new construction)
  • Median List Price – $379,450
  • Median Sales Price – $397,175
  • Median days on market – 5 days

Southeast Boise

  • Homes Sold – 62 (6 of which were new construction)
  • Median List Price – $249,950
