Boise Real Estate Sales Statistics – January 2017

At first glance, you’d think that the Boise real estate market had gone off the cliff. Only 592 homes sold in January 2017. Compare that to last month when 901 homes sold. But to those of us who live here and recognize that we’ve had one of the worst winter in history, it’s understandable. When the snow started in December, it didn’t stop. We receive more snow this year than we have in recent history. That made new construction near impossible and is reflected in the new construction closings this month. That together with the month of January typically being a “slow” month (last year 532 homes sold in January) contributed to the dramatic decline in home sales to start out the year.

Given that the Days on Market statistic continues to be very low, tells me that we’re in for another good year of real estate sales in the Boise area. Now that the weather has improved and the snow is mostly gone, I expect new construction to get quickly underway and we should see the numbers pick up in a couple of months.

North Boise

  • Homes Sold – 27 (5 of which were new construction)
  • Median List Price – $408,000

Northeast Boise

  • Homes Sold – 18 (10 of which were new construction)
  • Median List Price – $367,450

Southeast Boise

  • Homes Sold – 40 (2 of which were new construction)
  • Median List Price – $237,000
