Home sales in Ada County took a dramatic turn downward during the month of July – down 24% from July of 2009 to 392 homes sold. Of that number, 337 were existing homes and 55 were new construction. The good news? We’re still up 20% year to date over 2009.

I thought it might be interesting to see how July’s numbers stacked up against June’s. So below you’ll see the July 2010 numbers and the June 2010 numbers (in parenthesis). This shows that the west end of the county was hardest hit by the decline in numbers. Only Northeast Boise booked more closings in July than in June. Kuna was especially hard hit – closing only 14 sales compared to 50 last month.

West – 23 (34) homes with a median price of $145,000 ($128,500)
West/Garden City – 40 (75) homes with a median price of $142,810 ($136,205)
Garden City – 2 (4) homes with a median price of $69,500 ($126,077)
Northwest – 24 (40) homes with a median price of $159,000 ($160,000)

Meridian

SE Meridian – 10 (25) homes with a median price of $245,210 ($215,000)
SW Meridian – 8 (5) homes with a median price of $255,000 ($273,000)
NE Meridian – 37 (50) homes with a median price of $180,000 ($205,000)
NW Meridian – 54 (96) homes with a median price of $158,000 ($164,500)

Eagle – 24 (35) homes with a median price of $295,000 ($289,000)

Star – 18 (27) homes with a median price of $205,000 ($143,000)

Kuna – 14 (50) homes with a median price of $122,000 ($126,500)
