Monthly home sales were down slightly from last month but were up significantly over 2009. Total sales were 625 homes in Ada County – 508 existing homes and 117 new construction. That’s an increase of 45% over 2009.
Many of the homes included in these numbers qualified for the tax credit offered by the Federal Government. That credit required the purchase to be under contract by the end of April and closed by the end of June. However, Congress is considering a bill to extend the date of closing to September 1st, 2010 to try to complete transactions such as short sales that take a significant length of time to get approved and closed.

North – 25 homes with a median price of $219,000
Northeast – 17 homes with a median price of $395,000
Southeast – 37 homes with a median price of $167,000
Bench – 37 homes with a median price of $123,900
South – 26 homes with a median price of $147,000
Southwest – 57 homes with a median price of $144,000
West – 17 homes with a median price of $130,000
West/Garden City – 78 homes with a median price of $145,000
Garden City – 2 homes with a median price of $103,000
Northwest – 40 homes with a median price of $158,450
Meridian
SE Meridian – 20 homes with a median price of $169,000
SW Meridian – 6 homes with a median price of $240,000
NE Meridian – 59 homes with a median price of $179,988
NW Meridian – 99 homes with a median price of $155,000
Eagle – 53 homes with a median price of $230,000
Star – 20 homes with a median price of $156,490
Kuna – 38 homes with a median price of $121,900
