Boise Real Estate Sales – January 2010

Homes sales for the Boise area were down significantly in January from the December 2009 numbers. However, compared to January 2009, the number of homes sold increased slightly. Total home sales for Ada County were 279 homes compared to 235 one year ago. Active listings were also down significantly from 3764 homes for sale a year ago to 2991 active listing this year.

We didn’t get the bounce back that was expected when the Federal Government extended the tax credit for first time home buyers also including a provision for current homeowners.

So what does this all mean? Inventory is down and homes are still selling – which is good. Just not at the pace as they were earlier in the year. Many first time buyers have already taken advantage of the tax credit, but based on the phone calls that I’ve been receiving, more first time buyers are trying to get in under the April 30th deadline.

Boise

North – 11 homes with a median price of $200,000
Northeast – 5 homes with a median price of $490,000
Southeast – 13 homes with a median price of $225,000
Bench – 13 homes with a median price of $143,000
South – 6 homes with a median price of $159,400
Southwest – 39 homes with a median price of $168,990
West – 10 homes with a median price of $139,000
West/Garden City – 24 homes with a median price of $145,000
Garden City – 1 homes with a median price of $90,000
Northwest – 14 homes with a median price of $210,000

Meridian

SE Meridian – 15 homes with a median price of $194,000
SW Meridian – 6 homes with a median price of $263,235
NE Meridian – 28 homes with a median price of $163,000
NW Meridian – 48 homes with a median price of $155,000

Eagle – 23 homes with a median price of $357,000

Star – 9 homes with a median price of $155,000

Kuna – 14 homes with a median price of $136,900
