Homes sales for the month of July are out and we show a slight drop in homes sold in Ada County from 559 in the month of June to 510 in July, a drop of about 8%. However, home sales were up over June 2008 numbers by about 4%.
In addition, the number of short sales that have ready and willing buyers has increased. The number of “pending” short sales has increased to 338 from 292 and short sales that are “contingent-other” or “contingent-short sale” has risen from 163 to 309 since June 8th. Northeast – 13 homes with a median price of $343,000
Southeast – 50 homes with a median price of $200,000
Bench – 32 homes with a median price of $127,000

West – 28 homes with a median price of $145,000
West/Garden City – 39 homes with a median price of $163,750
Garden City – 0 homes with a median price of $0
Northwest – 31 homes with a median price of $170,000
Meridian
SE Meridian – 17 homes with a median price of $194,709
SW Meridian – 7 homes with a median price of $277,000
NE Meridian – 38 homes with a median price of $217,000
NW Meridian – 79 homes with a median price of $170,900
Eagle – 27 homes with a median price of $290,000
Star – 21 homes with a median price of $185,000
Kuna – 37 homes with a median price of $128,900
